Whichever side of the deal you are on, here is how it works
Buying, selling, and new construction each move at their own pace. Below is a plain walk-through of each one, plus a quick way to get a home value estimate or ask a question.
How buying usually goes
-
Talk about needs and budget
We start with a conversation about where you want to live, what the home needs to have, and what a comfortable monthly payment looks like.
-
Get pre-approved with a lender of your choice
A pre-approval letter from a mortgage lender tells sellers you are ready to move and sets a real price range. You are free to choose any lender.
-
Tour homes
We schedule showings for homes that fit your criteria and talk through what you see at each one.
-
Write an offer
When you find the right home, we put together an offer and negotiate price, terms, and timing on your behalf.
-
Inspection, appraisal, and closing
Once an offer is accepted, we work through inspection, appraisal, and paperwork with you up to closing day.
A note on buyer representation. In today's market, Indiana brokers are generally required to have a signed buyer representation agreement in place before touring homes with you. We will walk you through what that agreement covers before any showing.
Get new listing alerts
Tell us what you are looking for. Our server automatically matches newly published homes, listing changes, and site updates to your alert.
How selling usually goes
-
Walk-through and pricing conversation
We walk through your home, talk about condition and updates, and discuss a realistic price based on what is happening in your market.
-
Prep and photos
We talk through what, if anything, is worth doing before listing and arrange photos to present the home well.
-
List and market
Your home goes live with marketing built around it, and we track interest and feedback from showings.
-
Review offers
We review each offer with you, line by line, and negotiate price and terms on your behalf.
-
Closing
We coordinate inspection responses, appraisal, and paperwork through closing day.
What is my home worth?
Tell us a bit about your home and we will follow up with a home value estimate.
Estimates only. A website form can only give a rough estimate. An accurate price comes from an in-person walk-through, where condition, updates, and local market activity can actually be seen. Commissions are always negotiable and are not set by law or by any Realtor association.
Building new in southern Indiana
Joe Hoene Realty Team represents new-construction homes built by local builders in and around Jackson County. We do not build homes ourselves; we help you find, tour, and put together an offer on a new-construction property, and answer questions along the way.
Questions worth asking about any new build
- What warranty does the builder provide, and for how long?
- Which finishes and fixtures are included, and which are upgrades or allowances?
- What is the realistic completion timeline?
- Is the lot included, and what are the lot-specific costs, if any?
- How is the final punch list of items handled before closing?
